Private Purchase Contract (Arras)

After the legal checks are completed, the private purchase contract — known in Spain as the arras contract — is prepared.

This contract officially records all agreements between buyer and seller.

From this moment, the purchase becomes legally binding under Spanish law.

  • Agreed terms and conditions
  • Deposit, usually 10% of the purchase price
  • Deduction of the reservation amount
  • Date of notarial transfer and key handover

Notary, Final Payment and Key Handover

The official transfer of ownership takes place at the notary.

You are personally present, or your lawyer signs via power of attorney.

I am always personally present at the notary and guide you step by step during this important moment, ensuring everything proceeds calmly and transparently.

At this stage:

  • The remaining balance is paid
  • The notarial deed is signed
  • The keys are handed over
  • The property is officially registered in the Spanish Land Registry

Even after completion, I remain available to assist with utilities, insurance and practical matters so you can start your new life in Costa Blanca North without stress.
