Private Purchase Contract (Arras)

After the legal checks are completed, the private purchase contract — known in Spain as the arras contract — is prepared.

This contract officially records all agreements between buyer and seller.

From this moment, the purchase becomes legally binding under Spanish law.

  • Agreed terms and conditions
  • Deposit, usually 10% of the purchase price
  • Deduction of the reservation amount
  • Date of notarial transfer and key handover

Notary, Final Payment and Key Handover

The official transfer of ownership takes place at the notary.

You are present in person, or your lawyer signs on your behalf through a power of attorney.

I am always present at the notary and guide you step by step during this important moment. This way you know exactly what is being signed and everything can proceed calmly and clearly.

At that moment, the remaining purchase price is paid and the property is officially registered in your name in the Spanish property registry.

  • The remaining balance is paid
  • The notarial deed is signed
  • The keys are handed over
  • The property is officially registered in the Spanish Land Registry
